Feasibility Studies: A Feasibility Study is an evaluation to determine the potential of a proposed development or facility. A completed feasibility study may involve a variety of services from conceptual design to cost development. Each study is slightly different because of unique site, and client needs.

As-Built Survey: An As-Built Survey is a physical review of an existing building or space to determine room sizes, configurations, finishes, furniture and equipment. The building and / or spaces are documented by utilizing photographs, and field measurements to determine the as-built characteristics.

Building Evaluation: A Building Evaluation is a review of an existing building to determine the condition and life expectancy of various existing systems and components. Many clients use this effort to evaluate the viability of a proposed existing building renovation.

Program Studies: A Program Study is similar to the efforts executed in a Feasibility Study, but the primary objective of the study is to develop programmatic requirements and space lists for use in a master plan, feasibility study or architectural design project.

Design Review: Design Review services incorporate a process of sequential over-the-shoulder reviews that may be necessary on large or small projects to provide an outside viewpoint and opinion about a design developed by a prime design team.

Master Planning: Master Planning services are used to assist our clients in planning for immediate and future growth requirements of a project or facility. The process is also important to establishing future budgeting and funding needs.

Opinion of Probable Construction Cost (OPCC): An OPCC is an estimated cost of construction based upon a conceptual or preliminary design. The OPCC may be a lump sum cost or it may be itemized by component costs. Please note that an OPCC is only meant to provide probable cost. An actual cost of construction should be obtained from a licensed contractor.

Pre-Design Services: Pre-Design Services are used to develop rendered conceptual site plans, floor plans, elevations, and perspective views of a project. In addition, Pre-Design Services will also include the development of a space list or program and the development of an Opinion of Probable Construction Cost (OPCC). The Pre-Design Services are typically used to express the vision of a future project for development or financial purposes.

Architectural Design: Our Architectural Design services incorporate a creative and analytical effort to synthesize programmatic, budgetary, regulatory and functional requirements into conceptual designs and ultimately into physical construction that meets the objectives of our clients.

Client Sectors

SJPA has experience working with Federal Agencies from various departments of the federal government. Our office has completed multiple master plans and facility designs for pedestrian and cargo-related projects along our nation’s borders. The facilities we have designed include pedestrian and vehicular inspection along with mission-critical technology.

The municipal work that SJPA has completed includes preservation/conservation projects and park projects where vertical design is necessary. SJPA also has experience with larger projects such as the convention center remodel for the Henry B. Gonzales Convention Center in San Antonio. Fire Rescue Stations or firehouses as the firemen like to call them, are special facilities. They can be complex considering the type of fire protection services they provide. SJPA has completed Fire Rescue Stations and designed and master-planned several others. These have been green field projects that today are fully functional facilities engaged in the mission of providing emergency services to the people who need them. An example of our fire rescue design experience is the Emergency Services District 4 Fire Rescue Station.

SJPA has experience working on several college campuses in a variety of capacities. In general, our work has focused on renovation-type projects from interior renovations to utility-related improvements.

Light Industrial is a sector of the design and construction industry that often requires an awareness of industrial processes. SJPA works diligently to understand the client’s needs and the facility.

SJPA has current and recent work experience in Healthcare design. While our work on recent hospitals and towers has been as part of a larger team, the projects have afforded our practice with a breadth of experience to build upon in the future.

An example of a specialty facility would be the Bexar County Fire Marshals Firing Range. SJPA has master planned and designed multiple outdoor no-blue sky range facilities. Ranges are particularly special considering the wide range of tactile training activities that the facility could be designed to enhance , and the challenges of ballistic ricochet design safety. Ballistic ricochet design safety considers not only the safety of the range users on the interior but also beyond the facility.
